PRICES & PAYMENT

Prices for 2023/24 are fully inclusive. The prices are fixed in sterling and payment in that currency may be made by bank transfer.

North Berwick prices include all utilities (gas, electricity, and wood) used as well as the supply of bed linen and towels for the main beds. Please note beach towels are not included. Additional charges will be made for for pets.

CONFIRMATION & RESERVATIONS

Bookings are only confirmed when we receive deposit and a completed booking form. Upon receipt of the booking form and payment of a 25% non-refundable deposit or full balance, we will send confirmation of all payments by post. Please check the details on the receipt and inform us of any inaccuracies. It is understood that the person making the booking will be deemed to act on behalf of all members of the party. We strongly recommend that you have health and holiday insurance at time of booking.

For bookings made less than 6 weeks before the start of your holiday, the full cost of the holiday is required to be paid at the time of booking.

FINAL PAYMENT

Details for the final payment will appear on your note of confirmation and the balance must be paid in full not later than 6 weeks before the first day of the booking.

If the balance is not received by this time your stay will be re-advertised online and we will be entitled to cancel the booking without prejudice to our claim for cancellation charges.

ARRIVAL/DEPARTURE TIMES

In order that the property can be thoroughly cleaned and inspected between lets holidays commence at 4pm on the date of arrival until 10am on the date of departure. It is most helpful if you are able to advise us in advance of your approximate time of arrival.

CANCELLATIONS

If you wish to cancel a booking, you should advise us by email and confirm the cancellation, which should be from the same person who signed the booking form. Cancellation will take effect on receipt of this written confirmation. In all cases of cancellation the deposit will be forfeit. If the cancellation is made after the final payment is due, you are liable for the full cost of your holiday. We will, however, use our best endeavours to re-let and if successful, will refund the cost of the holiday, less costs incurred.

Pets

All of our houses accept pets (please advise us if you wish to bring pets), we only ask that they be kept off soft furnishings and furniture, that they bring their own beds and that owners clean up after them in the garden. A charge will be incurred per pet to cover the additional cleaning costs.

GENERAL

The accommodation is furnished and equipped for holiday use and it will not accommodate more than the stated number of beds. Only persons stated on the booking form are allowed to sleep in the accommodation. It is appreciated if tenants leave take good care of the property and leave it in good order, as found, and the named person responsible for the initial booking will be held responsible for any breakages. This is the main condition of acceptance of any booking.

Please note we do not accept any bookings for parties and events.

We have a no smoking policy for all of our properties and guests are expected to respect this provision of booking.

Although we take every reasonable care to ensure that nothing untoward occurs during your stay we cannot be held liable for any injury, loss, accident, delay, inconvenience or irregularity arising, howsoever caused.
